We are dedicated to generating an exceptional return per annum through increasing the value of property assets. We increase the value of property assets by combining the in-house key skills of an on-the-ground property developer, investor and property manager and the use of active management. Active management involves analysing and buying into/selling out of a property asset at the optimum moment in the property lifecycle after value has been added in the development or management process. This includes taking properties (partially) through the planning phase, completing constructions, handling marketing and sales or improving income from cashflow projects. History The Origin of the Oxford group is with investments and development in the Baltic states by a group of Oxford University business school graduates. One of the team, who was active in the Baltics since year 2000 decided to create the Oxford group in 2004, to become involved with a wider range of partners and investors. OBJECTIVE The Company intends to achieve capital growth and spread risk though investment in a range of commercial and residential property developments, primarily in Estonia, Latvia, Lithuania and Romania with up to 35% of the fund additionally invested in Georgia and Ukraine.  TARGET RETURN & PAYMENTS Upside potential 50% per annum to investors after all costs and fees (net) Minimum 25% per annum to investors after all fees and costs (net). The return assumes zero leverage of land, where 80% leverage is possible, and zero price inflation of the final product, presenting a potential for higher return.  It is expected that returns will be paid at 18, 24, 30 and 36 month periods during the fund, to the bank account provided by the investor. On completion of all projects, all outstanding returns and initial investment will be paid directly to investors.  A very strong, team - from UK originally, now experts in local markets in Estonia and Romania.
